Designing your own house can be a complex and involved process … but not with Kitome!
The old way to design a home
With other home builders, you would start with preliminary research and a design brief that incorporates your lifestyle needs and establishes a baseline budget. You would also need to work with an architect and/or building designer, as well as potentially other types of consultants like structural engineers, who would analyse your site and create viable concept designs. Then you would need to obtain council approval before the design-detailing process, when the design and construction details are finalised and documented. After this, the building process could begin.
The Kitome way
When building a home with Kitome, your Kitome Consultant will guide you through the design process. It can be as simple as choosing a standard design or modifying an existing Kitome design. Or perhaps you would like to create a completely custom design? Whatever route you choose, we’ll help you every step of the way, liaising with experts as required so that you don’t have to. The end result? A final design that you love, without all the stress and bother.
Yes, you can! Simply work with your Kitome Consultant to modify one of our sample designs or to create a design from scratch – we have a completely flexible process! When designing your own home, it’s important to keep a few things in mind. First, your block of land should suit your purposes. Consider site constraints like soil conditions, slopes and rocky areas, and susceptibility to bushfires. These can impact construction costs.
Second, consider your lifestyle when planning your living spaces. For example, while open plan designs are popular, a compromise between open-plan spaces and intimate areas could be a better option for you and your family’s lifestyle, and might help you avoid costly renovations later on.
Kitome’s Consultants are dedicated to making home-builds easy and you’ll have their expertise available to help you throughout every stage. Expert input also helps to keep your overall costs down as the build progresses.
From the point you engage with us, it’s approximately 4 to 6 months to commencement of works and building on site.
For the owner/builder – our kit homes are a seamless, cost effective and high quality solution. If you are not an owner/builder – we do have an extensive range of builders and trades we are able to match to your location and your specific build. These relationships have been developed across many years. Many of the builders in our network are repeat builders for Kitome customers.
Kitome provides delivery of materials to your site, across three (3) stages.
Stage 1 Delivery: This will include your frames, trusses, floor kits, windows and external materials. This will get your home to lock up!
Stage 2 Delivery: Will include all your internal materials such as walls, doors and flooring.
Stage 3 Delivery: Consists of all your internal fixtures and fittings, such as vanities, tapware and general fittings.
Financing your project and home build, is a critical piece of the puzzle. Your financing requirements should be determined in the early stages to avoid any time delays, increases on material costs and supplies, along with any unforeseen circumstances. With our team of finance experts and referral partners, you will be matched to the best possible finance based on your requirements and capacity. We know banks and lenders are changing their policy for home builders on a daily basis. This can make it very confusing if you require finance. Speak with us about our short-term finance options, only available to approved Kitome customers.
We work with long standing, highly regarded suppliers on materials. Our suppliers’ materials are Australian made and manufactured – delivering outstanding quality to you. Some of our suppliers are the most trusted household brands, which include James Hardie, COLORBOND®, Fisher and Paykel, CSR, amongst others. Speak with us to understand more.
As material, supply and labour costs are fluctuating so often – it can be tricky to navigate your total and overall costs. With our national buying power and supplier partnerships – we are able to negotiate terms unavailable to the retail market. To best support you in your budget and financing, we provide a FIXED PRICE GUARANTEE on your quoted materials! From the point your Purchase Agreement is signed and your deposit is paid – we guarantee your material costs for UP TO 5 MONTHS! Speak with us to understand the terms and conditions that apply.
Our process is very simple. It is based on the key milestones along the home building journey.
Milestone 1 – Design: By achieving the desired floor plan and design, we are able to provide a true cost and estimate on your build.
Milestone 2 – Budget and Financing: By matching your plan to your budget, we are able to determine what’s feasible with you to progress. We have finance available to qualifying customers.
Milestone 3 – Documentation: It is a requirement that all new developments and home builds obtain their site surveys, certifications and approvals prior to the build commencing. We will assist in coordinating this for you, delivering a Plan Pack ready for lodgement with Council.
Milestone 4 – Development Approval (DA): Once your DA is approved with Council, we work with you on coordinating supplies and materials for delivery to your site. This is where you see your home and property really start to take shape!
Our range of homes are focused on your next or forever homes. Ranging from 3BR, through to 6BR or more. Our experience is across coastal, and semi-rural estates. Right through to regional locations, along with knock down rebuilds. We also have extensive experience in working with property developers, aged care providers, amongst others – on multi-dwelling projects.
We provide a full end-to-end solution when it comes to your design process. One of our key strengths is, we have our own, internal design team. This ensures there are no middlemen involved in the process, racking up fees. Our design options include:
- adopting one of our existing floor plans to your site location,
- working with one of our existing plans, and tailoring it based on what you’re wanting to achieve and your individual requirements, or
- working with a sketch you might have created yourself, and developing that into a bespoke home design.
